Frequently asked questions
Straight answers about selling to HYPD and about property care.
Selling to HYPD
Is HYPD a real estate agent?
No. HYPD buys property for itself. We don't sell property on anyone's behalf, we don't market homes for sale, and we don't charge commission. When you sell to HYPD, HYPD is the buyer.
Who actually buys my property?
HYPD does. The sale and purchase agreement is between you and HYPD, we settle in our own name, and we don't pass your contract on to anyone else.
Do you charge any fees or commission?
No. Because we're the buyer, there's no commission and no marketing fee. The price we agree is what you receive, less your own legal costs.
How do you work out your offer?
We look at recent comparable sales in your area, current market conditions and the property's condition as it is today. It's our offer as a direct buyer, not a valuation, so you're welcome to get a registered valuation or an agent's appraisal to compare it against.
Does my property need work before you'll buy it?
No. We buy property as it is, whether it needs a tidy-up, major renovation, or is simply not worth spending money on first. You don't need to repair, stage or clear anything to get an offer.
Will my property details stay private?
Yes. Because we're the buyer, your property isn't advertised on Trade Me or realestate.co.nz, and there are no open homes or strangers coming through.
Should I get legal advice before I sign?
Yes, always. Have your own lawyer look over the sale and purchase agreement before you sign it. We encourage it, and we never ask for a decision on the spot.
Can I still sell another way if I don't like your offer?
Absolutely. Asking for an offer puts you under no obligation. If it doesn't suit, you're completely free to sell another way.
How fast can we settle?
We move at your pace. We can usually give you a written offer within 48 hours of viewing the property, and settlement in as little as 3 to 6 weeks is possible. If you need more time to find your next place, we can agree a later settlement date.
Property care
What does property care include?
Maintenance and repairs, renovation project management, getting rentals tenancy-ready and up to the Healthy Homes standards, help finding and working with a property manager, getting a property ready to sell, and straight advice on the property you already own.
Can you help get my house ready to sell?
Yes, the property side of it: repairs, maintenance, painting, gardens and a thorough tidy-up so it presents well. The sale itself stays with you and your agent. We don't market, show or negotiate the sale of your property.
Do you manage tenancies?
We can help you find a good property manager and work alongside them on maintenance, repairs and Healthy Homes work, so your rental is looked after properly.
Can you help me find an investment property to buy?
No. HYPD doesn't find or source properties for buyers. If you're looking to buy, a licensed real estate agent or a licensed buyer's agent is the right person to talk to.
Do you give financial or lending advice?
No. We talk about the property itself: its condition, the work it needs and what that work is likely to cost. For lending, tax or how to structure an investment, we'll point you to a mortgage adviser, accountant or lawyer.
How is property care priced?
You'll get a clear quote before any work starts, and you'll always know what you're paying for.
Where do you work?
HYPD is based in Auckland and buys property across New Zealand. For property care, get in touch and we'll tell you straight whether we can help where your property is.
